Is H.I.S. a law firm?

No. H.I.S. is not a law firm and does not provide legal advice, legal representation, or legal services. Our focus is strictly educational and research-oriented. Users requiring legal assistance should consult with a licensed attorney.

Does H.I.S. represent homeowners in court?

No.  H.I.S. does not represent homeowners in any legal proceeding and does not appear in court on behalf of consumers. Homeowners seeking legal representation should consult with a licensed attorney in their jurisdiction.

Is H.I.S. affiliated with any government agency?

No.  H.I.S. is not affiliated with, endorsed by, sponsored by, or acting on behalf of any federal, state, or local government agency.

What is a H.I.S. COTA Report™?

The H.I.S. COTA Report™ is a research-based report that analyzes publicly available records and documents relating to a residential mortgage loan and property.  The report is designed to help homeowners better understand information associated with their mortgage loan history, servicing history, assignments, title records, and other related matters.

Does a COTA Report™ guarantee a favorable outcome?

No.  A COTA Report™ does not guarantee any legal, financial, administrative, or foreclosure-related outcome.  Every situation is unique.

Is the COTA Report™ legal advice?

No. The report is educational and informational in nature and should not be construed as legal advice.

How long does it take to receive a COTA Report™?

Most reports are completed within approximately 14–21 business days.  Complex matters may require additional time.

Can I use a COTA Report™ in court?

The decision whether to use any information contained in a report is solely yours and your attorney's.  H.I.S. makes no representation regarding admissibility, evidentiary value, or legal effectiveness.

What is included in the Educational Video Bundle?

The Educational Video Bundle includes a series of educational presentations covering topics such as:

How long are the videos?

Video lengths vary.  Many presentations are designed as in-depth educational courses and may exceed one hour in duration.

Are the videos accredited continuing education courses?

No. The videos are educational resources and do not presently provide continuing education credits.

Can I download the videos?

No. To present unlawful distribution, videos are accessible on H.I.S.' website and/or through a third-party partner/vendor. 

What is H.I.S. Title Monitor®?

H.I.S. Title Monitor® is a monitoring service designed to help homeowners stay informed about potentially significant recorded activity associated with their property.

What types of documents may be monitored?

Depending upon availability and jurisdiction, monitoring may include:

Deeds Mortgages Deeds of Trust Assignments Releases Satisfaction documents Liens Foreclosure-related filings Other recorded property documents

Does H.I.S. Title Monitor® prevent fraud?

No.  No monitoring service can prevent fraud or unauthorized filings.  The purpose of the service is to provide alerts regarding certain recorded activity.

Is H.I.S. Title Monitor® the same as title insurance?

No.  Title monitoring is not title insurance.  The service does not replace title insurance and does not provide insurance coverage.

What is the Robo-Signer Registry™?

The H.I.S. Robo-Signer Registry™ is an educational database intended to help consumers research names, signatures, entities, and historical information associated with mortgage-related documents.

Does inclusion in the Registry prove wrongdoing?

No.  Inclusion in the Registry does not establish fraud, misconduct, illegality, liability, or wrongdoing by any person or entity.  Users should independently verify all information.

What is the Online Library™?

The H.I.S. Online Library™ is a collection of educational materials, public records, court opinions, government reports, industry publications, and other resources related to residential mortgage issues.

Are all materials available nationwide?

Availability may vary based upon licensing, jurisdiction, and publication rights.

What is the Consumer Action Center™?

The H.I.S. Consumer Action Center™ provides educational information and links to complaint portals operated by federal, state, and local agencies.

Does H.I.S. submit complaints on behalf of consumers?

No.  Consumers are responsible for submitting their own complaints unless otherwise stated.

Does filing a complaint guarantee an investigation?

No.  Government agencies determine whether and how complaints are reviewed, investigated, or acted upon.

Do I need to become a member to use H.I.S.?

Some resources are available to the public, while others are reserved for members or paying customers.

What benefits are available to members?

Depending upon membership level, benefits may include:

Can I rely on information posted by other members?
